Why the little house fly rules a cool summer
Most fly advice is written for hot places, which is why it misfires in San Francisco. UC IPM reports the little house fly is most abundant during cool spring and autumn weather and drops off in summer heat, and this city rarely delivers that heat, with summer highs averaging 67F. So the species that annoys people here is often the one they never learned to recognize. Little house flies are smaller than house flies and they behave differently: they hover in slow loose loops in the middle of a sheltered space, under a porch roof, in a garage, or around a light in a stairwell, and they mostly ignore food and counters. That behavior points the search somewhere else. Instead of the kitchen bin, look at shaded damp debris: leaf litter packed into a light well, the wet edge of a compost pile, material collecting in a side passage that never dries, and any pet area that stays soggy. The fix is the same in principle as always. Remove the damp organic material, dry out what you cannot remove, and the hovering stops within a couple of weeks.
Where the water is when it barely rains
Roughly 24 inches of rain a year, most of it in winter, means that from May through October nearly every wet spot on a property was created by a person. That makes a source hunt more manageable than it sounds. Start with containers. Lift the liner out of the green bin and look at what has settled at the bottom, then look at the pavement underneath, which is often worse than the bin itself. Move to compost. A pile that gets turned and stays hot is a poor nursery. A pile that sits cold and waterlogged where it meets the ground is an excellent one, and the larvae will be along that wet edge. Check irrigation next: drip emitters buried under mulch, a valve box holding water, and the permanently damp strip along a shaded fence or wall. Indoors, run water in every drain, look under sinks for slow leaks, and check the soil in every planter. In a flat with no yard at all, those indoor items plus the shared bin area cover almost every realistic source.
Flats, light wells, and shared trash rooms
In attached San Francisco housing, the hardest part of a fly problem is often jurisdiction rather than biology. A source that belongs to the building will produce the same complaint in several units at once. Shared trash rooms and enclosures are the classic case, because the pavement under the bins accumulates residue and nobody has been assigned to wash it. Light wells collect leaf litter and debris that stays wet for months. Basement and garage floor drains lose their water seals and grow film undisturbed. A source that belongs to you looks different: flies limited to your unit, tied to a bathroom fixture, a fruit bowl, a planter, or a kitchen bin. Keep a short written record either way. Note the date they started, the rooms involved, an approximate daily count, and what you have already cleaned. That record is what turns a vague complaint into a scheduled cleaning of the shared space, and it also tells a provider where to look first when they do get access.
Restaurants, cafes, and the floor drain problem
Food service in this city often sits on the ground floor of a building with flats above, which raises the stakes on a drain nobody has looked inside for years. Floor drains are the standard source. Grease and organic film coat the pipe wall above the water line, and drain fly larvae live in exactly that layer. A drain that gets a bucket of bleach every week is still producing flies, because poured liquid runs down the middle and never contacts the film. The method that works is mechanical: a long brush scrubbing the wall, repeated, then a foaming bacterial product to slow the film returning. Add the mop sink, the mop heads themselves, the underside of dish machine skirting, and the space beneath equipment legs where residue accumulates. Use trap counts as a measurement rather than a solution. If a light trap's weekly catch stays flat while sanitation continues, the source is still active somewhere, and continuing to empty the trap is not progress. Ask for the inspection findings in writing, since that record is useful when an inspector asks.
What a first visit should look like
You can tell a great deal about a fly proposal by how the first visit is spent. A useful one is mostly walking, looking, and asking. Expect questions before equipment: which rooms, what time of day, how long it has been happening, and whether anything changed recently such as a remodel, new landscaping, a new planter, or plumbing work. Those answers separate indoor breeding from outdoor arrivals. Outdoors, the walk should cover the bins and the ground beneath them, compost, any planter or irrigated bed, and the light well or side passage where debris collects. Indoors, water gets run in every drain, cabinets get opened to check for slow leaks, and planter soil gets examined rather than glanced at. For small flies, the confirmation trick is to tape a clear card sticky side down over a suspect drain overnight, leaving an air gap. Adults that emerge stick to it, which tells you which pipe is producing rather than which one looks dirty. Ask what was found, in plain words, before you hear a price.
Comparing two proposals
Two quotes with the same total often describe very different work, so read the content and leave the number for last. Does the proposal name what is breeding and where. A plan that identifies the trash room floor drain, the compost edge, or a specific bathroom fixture came from an inspection. One that names a species and a product could have been written for any address. Is the order right. UC IPM puts larval site removal first and insecticides last, so a plan that leads with a spray schedule has the sequence backward and you should ask why. Who removes the material, and how often. This is the part that determines whether the flies come back, so it should be written down rather than assumed. How many return visits are included, and over what window. At least one is necessary, because a generation already developing has to finish. What happens if the source turns out to be in a shared area. The answer should involve the building manager, not a larger dose.
